Newsec Property Outlook, Autumn 2026 provides an overview of the real estate markets across the Nordics and Baltics, with a special focus on the office sector and how it has evolved over the past 25 years.

The report analyses Newsec’s proprietary leasing data from millions of lease records across Stockholm, Helsinki, Oslo, Copenhagen, Vilnius, Riga and Tallinn. The findings show that the office market remains resilient despite major changes in working patterns since 2020. At the same time, occupiers are becoming more selective, with greater focus on quality, location, efficiency and flexible workplaces.

The report also covers current property market developments, investment activity, transaction volumes, yields and key trends across Sweden, Finland, Norway, Denmark, Estonia, Latvia and Lithuania. It highlights a growing divide between modern, high-quality properties and older secondary stock, as investors and occupiers increasingly prioritise quality and location.
